Tenant Requisites & Overview of Services

The following items will give you a better understanding of the steps necessary to rent a home through Turn Key Property Solutions.

 

 

 

  • Viewing the Home

  • Application Process

    Income: Turn Key requires a minimum income of 3 times the rental rate of the home you are applying for. All income must be provable. Please remember to include any ancillary sources of income, including, but not limited to; child support, alimony, disability income, assistance income, workers compensation, investment income, food stamps, section 8, etc. Please be sure to include proof of income with your application (example: 2 most recent paystubs).

    Priority Rental History: If applicable, we will be contacting your current landlord and any prior landlords we can establish. We will also be checking any court records as they pertain to landlord/tenant issues. This is the most important part of your application, so please provide as much information as possible. In addition, we check for any felony convictions or criminal activity.

    Application Fee: We require a $25 application fee for our services. We also require a $200 non refundable deposit at the time you select your home to take the property off the market and stop showing. The tenant is required to move in to the property within two weeks after the deposit is given. If the tenant decides not to rent the property the $200 is forfeited.

    Credit: Bad credit alone may not cause your application to be denied. Credit is only one of the factors we use to determine someone’s acceptance. If you are uncertain of your credit, the credit bureaus must give you a free copy of them once a year. You can find that resource here.

    Pets: Pets are allowed with restrictions. Resident is responsible for the pet’s actions at all times. Dogs in the dangerous breed category will not be allowed; included are the following breeds: Pit Bull, German Sheppard, Husky, Malamute, Doberman Pinscher, Rottweiler, or Chow. If your insurance carrier will not insure you because of your dog’s history or breed, then we will not waive or amend this policy. Resident must pay a one-time non-refundable fee for having the animal in the property.

    • $250 per cat (maximum 2 cats allowed)
    • $250.00 per dog under 20 lbs. (maximum 2 dogs allowed)
    • $350.00 per dog between 21 - 60 lbs.

    Number of Residents: As a normal guideline, Turn Key Property Solutions uses a “two occupants per bedroom” guideline. Some of our property owner’s have their own occupancy restrictions, and as long as they conform to fair housing guidelines, those restrictions overrule our general guideline. Please note: Some units, such as homes located in retirement communities, may have age restrictions and/or other limits in regards to occupancy.

    Application Timeframe: The application process generally takes between 1 and 2 business days to complete. To avoid unnecessary delays, please make sure to fill out all paperwork as accurately and completely as possible.

    Acceptance: Before we take a house off the market, the following conditions must be met:

    • Applicant has completed and signed an application with accurate information.
    • Applicant has furnished proof of income and a copy of their state identification and social security card.
    • Applicant has paid a holding deposit of $200.00.

  • Move-In Day

    Before your move in day with us, there are a few items that you must have completed before receiving the keys:

    • Confirmation numbers for utilities.
    • Cashier's Check or Money Order in the correct move in amount.
    • All lease signers present with identification at the lease signing.
    • Detroit residents must have updated driver’s license with new property address and a $112 deposit for purposes of filing the required “Water Affidavit” with the city of Detroit.
    • Any other paperwork or items given to you by your leasing or closing agent before the move in day.
